A comprehensive renovation and refurbishment of a Victorian villa in The Grange.

The property was extensively reworked to create a calm, cohesive home better suited to the client’s lifestyle, with structural alterations, a full upgrade of the electrical and heating systems, reconfigured bedroom and bathroom spaces, and carefully executed finishes throughout, while retaining the generous proportions and period character of the original house.

Brief

Working alongside Dee Farrell of Studio September, this project involved the full renovation and refurbishment of a substantial Victorian villa in The Grange, Edinburgh.

The brief developed into a comprehensive reworking of the house, with upgrades to the building services, alterations to the layout and a high level of bespoke detailing throughout. The master suite was reconfigured to introduce a new ensuite shower room, dressing area and additional storage, while the wider refurbishment included bathrooms, kitchen, heating, lighting, flooring and decorative finishes.

Execution

BANN carried out the extensive construction and refurbishment works throughout the property, coordinating structural alterations alongside a full rewire, new lighting and RAKO controls and a comprehensive upgrade of the heating system, including underfloor heating to the kitchen and office.

The works also included new oak flooring, kitchen tiling, full decoration and new ironmongery throughout, alongside the installation of the new Peden & Pringle kitchen and bar. Specialist finishes and bespoke details were carefully integrated into the wider scheme, including Clayworks plaster to the stair and hallway, a red marble-clad cloakroom vanity by StoneCraft, a new StoneCraft fireplace and new sanitary ware throughout.

Working closely with Studio September and the wider project team, the focus was on delivering each architectural and interior detail with precision, creating a cohesive finished home in which the craftsmanship of the build provides a calm backdrop for the client’s art and furniture collection.
