A full refurbishment of a ground-floor Georgian apartment

The client sought an open-plan kitchen, dining and living area that prioritised the connection to the outdoor entertaining space.

Brief

The apartment was once cramped and modest; the series of small, poorly configured rooms were not fit for purpose. The client’s brief was to completely re-organise the rear of the property in order to bring together numerous spaces for socialising and entertaining, as well as strengthening the connection to the rear garden.

Execution

Open-plan layouts are a frequent choice for home owners. Not only are they very functional, but they completely transform small, unusable rooms into a much larger, more inviting space.

Working with Staran Architects, the plan was a serious undertaking for such a small apartment. We removed two load-bearing walls and fitted a steel framework to support the four floors above. Bringing individual spaces together enabled us to conduct a full re-wire of the apartment and install top-of-the-range underfloor heating.

All sash-and-case windows were replaced; one set was removed to make way for French doors in order to connect the newly linked living spaces with the garden. New oak doors, architraves and skirting boards were fitted along with associated ironmongery. The chimney was re-lined and a new wood-burning stove installed, which adds great warmth and character to the space.

The three spaces are united by the traditional herringbone parquet flooring and soft grey colour palette.
