Private Residence, Trinity


We conducted major structural works to create this new open-plan kitchen, dining and living space in a private residence in Trinity. Designed by Faed Browne Architects, we demolished the previous outshoot, retaining only the back wall and roof. We constructed new sandstone walls and enlarged the previous opening in the back wall by installing a structural beam, goal posts and ground beam. Inside the property, we opened up the previously separated kitchen and dining room to create one, expansive space.

We created a spectacular architectural feature by installing an open corner. Working with Mitchell Glass, we were able to open up the entire corner of the extension to the outside by having two sliding doors meet at the corner. We completed the extension’s exterior by installing zinc roofing and larch cladding from Russwood. NorDan supplied a door and fanlight to an old window location, just off the dining area.

Inside, we installed a new central heating system throughout the property and laid underfloor heating in the extension. The Bosch boiler and an unvented cylinder are hidden in the utility room. Solid oak flooring from Junckers gives the space a sense of openness, uniting the separate zones. Light fills the space from the surrounding windows and skylight. The space is kept cosy, inviting and warm (even in the winter months) with a gas wood burning stove. The kitchen, from Ecko, strikes the perfect balance between traditional and contemporary. The kitchen’s island offers additional seating, perfect for casual dining.

We fully redecorated the entire property, and spruced up a few other areas. We overhauled the utility room and fitted a utility from Howdens. We created a new WC and converted a disused cupboard off the master bedroom into a shower room. The vestibule area was completely overhauled, including the manufacturing and fitting of new etched glass glazed doors and screens. New storage space was created under the stairs by manufacturing smaller height doors to match the existing doors within the property. All windows were also refurbished, and we reinstated a new door at the front of the property. The front and rear of the property benefitted from excellent landscaping by Almond Landscapes.
